Mazamet: The property market this week

This just came on the market this week. I recognise it as I’ve gone by many, many times. This house faces the park on Avenue Albert Rouvière, almost directly across from the gazebo. They’ve done a lovely job restoring it. A bit modern for my taste, but it works. 470k euros (US$ 585k)

The garden is a decent size and shares a wall with the glorious La Villa de Mazamet (the boys are celebrating 10 years of ownership this year!)

There’s been action in our neighbourhood as well in the form of two sales. The house at 53 Rue Houlès which I thought would never sell because its view is a hospital car park has in fact found a buyer. It’s a nice building, but I’d find the view upsetting. Also sold was 45 Rue de Strasbourg, the townhouse just one block up from us. It spent less than a week on the market and was sold by Lopez Immobilier. That’s the company that handles our rentals.

Now if you want to be able to look into our garden, there’s a very handsome Palladian townhouse on our Boulevard. And they want a quick sale, so the price is exceptionally attractive. It’s the three story building on the corner:

The market seems to be picking up. When we bought the house three years ago, everything was at a standstill. Now I’m seeing for sale signs go up and vendu signs replacing them not too long afterwards. This is probably in part because of the motorway affair picking up steam. If I were making decisions on my own, I’d be buying more right now while there are still a few good bargains around. As I know from experience, it’s when the first big corner is turned that people make great money. After that, the increments in value are substantially smaller. But anyway – Mike wants nothing at all added to the list of work to do, which means no more property.

      Or indeed the price of a down payment on the coast or around Toulouse. That’s because we’re (literally) the last large urban centre in France not connected to the motorway grid. Once that’s over…

    Ten years, well done those men! It’s a phenomenal beauty you have there. I like the outside of the first house for sale and the innards of the last, if we were neighbours I could chuck sticky buns at you through the window whilst you looked at several hundred shirts deciding which went perfectly with your table napkins. We’d have a ball! Sadly Esme shall be stuck on the Cloud for some time to come, but by the Gods of all sizes, if I ever come to France I shall stay at your magnificent house. With Rosie of course *grins*.

      Yes, and they win all sorts of awards again and again. They’re rated the #1 B&B in France. And I can tell you that having visited, I’m not surprised. They really know what they’re doing 🙂

      That last place is 190. The average house price in France is around 160, so it’s a whole lot of house for the price 😛 😛 😛

        Considering Melbourne/Sydney house prices that is incredibly good. I’ll have to save my couch checking until the kids have grown up though, see if you can get them to hang on to it for me. 😜

        This is such a handsome house too, and with so much space. In our little Shropshire town 190k euros would be considered the price for an ‘affordable home’ probably owned by a housing association and offered for rent or shared equity to people who couldn’t afford a market house. It would be a 2-3 bed box in a patch only big enough for a whirly washing line, and jammed together with other similar featureless units.

        That is true, but developers continue to cover all the bits they can get their hands on with very ugly, overpriced and cramped housing. I think the French past and present (on the whole) may have considerably higher standards than the Brits?

    Interesting comparisons with prices here in Grenoble …. if I was interested in a townhouse I would certainly be taking your quartier very seriously indeed. Out damned country bumpkin …. there’s bargains to be had if you get off your kick that you have to have loads of land around your castle, woman (sorry just having a conversation in my own head which seems to have leaked onto your page 😉)

    Not that I have the $ either way, but the prices on those beautiful homes there are SO much less than here in the states. Christ, there are relatively small condos right around where I live that are 700 and 800 thousand a piece. Oh, BTW, I’ve got a used beach ball with very little wear that I’m selling for 5o cents, if anyone’s interested. 🙂

      It’s certainly unheard of in Europe where good infra-structure is available – so this really is one of the last enclaves 🙂

    I love the first house, & have mentally placed all our paintings & etchings on the walls, and they would look perfect. The 2nd house is also lovely & if we sold our house we could buy it! Sadly, we do not speak French, & husband would need work so that idea has been abandoned. As for that glorious B&B, they have furnished & decorated it beautifully and the prices are very reasonable. I’m looking round our upstairs, where 2 spare rooms & the study resemble junk shops, as we have some stuff of our son’s (he’s already filled the garage), & lots of stuff from the house of a recently deceased relation which we have to empty, & I’m longing for emptiness & elegant rooms. It would be so tempting to live in that B&B & let someone else sort out our mess.

      The boys at La Villa have managed to achieve the perfect balance. It’s much harder than people think to create a look without falling into the fashion traps of too little or too much decoration.
      And yes to that first house. The more I looked at the pictures, the more I thought it must be a really pleasant place to live in 🙂

    Wow maybe I should sell my house and move there when I retire. Sadly although I like be in an officially bilingual country, my French is horrible 😔

    Would have liked some funding a couple of years back and we could have had a property with the land surrounding it and not so strung out as ours is. The prices in our area are silly anyway. Have €150k and your laughing. Maybe in a few years we might consider a villa further South.
