Work at the 1 bedroom

A ton going on this week. The double glazing is in place in the 1 bedroom flat. Big, lots of light.

Showing off the bedroom window is Ted Thatcher, our friend who’s guiding us through the project (and currently one of my favourite people in the world.) He’s just fantastic because not only does he know what he’s doing but he has the greatest attitude ever. We can really collaborate. He listens to what we want, then he gives us the options of what’s feasible (and won’t totally break the bank)- and so things are coming out just the way we hoped. All the insulation is up:

This is the floorplan we ended up with in the middle floor which includes a two bedroom, a one bedroom and a studio. The top floor has two apartments that take up the whole level, and the ground floor has a studio and the future loft apartment.

A few days ago we picked up the floors, they’re by an Austrian company called Kaindl. Their local rep was having a sale so we bought out their stock. Unfortunately it’s only enough to do half of the apartments in block II.

In person they look really great. The colour is something between brown and grey. The (Halcon) Spanish tiles for the kitchen backsplashes have also arrived, they’re huge, 60cm x 60cm each. The effect is going to be excellent. As you can see from the picture below, each tile is different to the next, which makes for a more organic/natural look.

Tiling in the bathroom begins Friday. The kitchen goes in next week. We should be done on schedule in 10 to 15 days. That’ll be one down, six to go! The larger apartments on the top floor are going to move very quickly because apart from insulation, the work is basically mostly interior design. We may be able to have the pre-existing flats completed by mid February, then we move onto the atelier/future loft apartment which should take about a month to complete.

      They’re fantastic and were ‘end-of-stock’ which meant a price reduction of 80%. They came out at €14 per square metre 🙂

  2. Boy nothing like the look of fresh drywall over what was once a crappy wall.
    The pic on the left, which is what I am assuming is the insulation, how is that applied? Do they nail in studs over the old walls, then insert the insulation between the studs and then drywall on top? Also is that a new ceiling? Did they drywall over the old ceiling?

    Great looking BIG tile, so glad you posted the pic. Yes I see what you mean about how each tile is different. I’m all for big tile, the fewer the grout lines there are the better. There are all different kinds of grout and the next time I have to tile I will again re investigate. The problem in rental units always seems to be the grout lines. Tenants just don’t clean like they should and then you are stuck re-fixing the stained and or moulded grout lines. Actually I am equally as interested in grout as in the tile. A few months ago I really investigated grout and there are some new good products out there. The best is when the tile man butts one tile up next to the other and there is just the thinnest of grout lines. Bathtubs too, tenants do NOT clean their tubs and then it is just awful to get them clean again for the next tenant.

        A year? Already? It feels so much less, but that’s not to take away from all you’ve accomplished. Just renovating one house would be an achievement. Bravo, both of you. 🙂

      He did one of the boutique hotels in town (La Villa de Mazamet) and we were so impressed by his work we asked the owners to put us in contact with him. He’s also helping with all the work here at the house.
